Loma Partida
Loma Partida is a small cay and community set between the Tierra Oscura peninsula (mainland) and Isla Popa, at the entrance of the Chiriquí Lagoon, within the Bocas del Toro archipelago. The community of some 300–400 inhabitants spreads along the cay and the coast of Isla Popa, with most houses built over the sea; its centre sits on a hill with panoramic views. Nearby are coral reefs, mangroves and tropical rainforest.
The archipelago
Bocas del Toro is the main tourist destination of Panama’s Caribbean. Isla Colón hosts Bocas Town, the international airport (daily flights from Panama City, ≈ 1 hour), hotels, restaurants and tour operators. Isla Popa (53 km²) is the second-largest island of the archipelago; Dolphin Bay, between Isla Cristóbal and Tierra Oscura, is home to bottlenose dolphins for most of the year.

The restaurant
400 m² on two floors, built in wood on the pier at the point of the property and fully equipped: kitchen, restaurant and bar with a deck over the water on the ground floor, and a large open space upstairs. Thanks to its position it enjoys both sunrise and sunset. It is the social heart of the lodge and has also served as a yoga room and as a venue for retreats and events.
The bungalows
4 overwater bungalows, wooden with red roofs, lined up facing the lagoon, with a total of 12 rooms with bathrooms, air conditioning and full equipment. Direct access to the sea from each bungalow, connected by docks and walkways to the restaurant.

Installed systems
| Power | Large power generator and photovoltaic solar system. |
| Water | Water well and rainwater harvesting system connected to the restaurant roof. |
| Docks | Main dock with deck and ladder to the sea; wooden boardwalk over the mangroves; lighting. |
| Autonomy | The property runs independently: no reliance on the public grid or water supply. |

Operation
The lodge operates as Loma Partida Aqua Lodge (Boom Shiva), with restaurant, bar and snorkelling, kayaking, fishing and hiking activities, and boat transfers from Isla Colón and Miramar. Buildings, equipment and infrastructure are included in the sale: a turnkey business.
The sea
Calm, sheltered Caribbean waters at the entrance of the Chiriquí Lagoon, with coral reefs, seagrass beds and mangroves in the immediate surroundings: snorkelling straight from the dock, kayaking among the islets and fishing. Dolphin Bay, home to bottlenose dolphins, is a few minutes away by boat, as are Punta Laurel and the reefs of Isla Popa.
The land
Tropical rainforest on the hills, with trails and viewpoints over the lagoon, the islets and the mountain range. Loma Partida and Tierra Oscura are known among naturalists for their unique poison-frog morphs (Oophaga pumilio), in addition to the archipelago’s birdlife.
Activities

The opportunity
Loma Partida brings together what boutique hospitality looks for and rarely finds in the Caribbean: an operating lodge with 12 overwater rooms and a 400 m² restaurant, a clean title, a buildable marine concession and 2.4 ha of untouched hills with 360° views, 20 minutes from Bocas del Toro international airport. It is, at the same time, a business already generating activity and a canvas for a much larger project.

Three layers of value
| On the water | Buildable marine concession of 10,767 m² around the point: new bungalows, overwater suites, spa, deck-bar and a dock for larger vessels. |
| On the shore | 400 m² restaurant and 4 bungalows already operating: income from day one while the rest is developed. |
| On the hills | 24,335 m² of titled mainland, largely undeveloped: villas with panoramic views, cabins in the forest, a viewpoint pool, trails and a wellness centre. |
Phased development
Phase 1 — Operate. Continue and optimise the current lodge: restaurant, bar, 12 rooms, activities and transfers.
Phase 2 — Expand over the water. New units and services on the buildable marine concession, connected by walkways to the restaurant.
Phase 3 — Climb the hills. Villas and viewpoints overlooking the lagoon and the mountains; the leap to a boutique resort or a luxury residential estate with hotel management.

“Sleep over the water, have breakfast with the sunrise and practise yoga at sunset: a nature and wellness destination 20 minutes from the international airport.”
The combination of operating buildings, a buildable marine concession and untouched hills allows for different business models. Every scenario starts from the same base: a lodge that already works, independent utilities and 3.5 ha in one of the most sheltered lagoons of the archipelago.
A · Boutique overwater eco-resort
Expand capacity with new overwater bungalows and suites on the concession, add a spa, a viewpoint pool and a dock for larger vessels. Positioning: a nature-and-sea resort in the Panamanian Caribbean, with dining in the 400 m² restaurant and in-house excursions (dolphins, reefs, cays).
B · Retreat and wellness centre
Turn the property into a destination for yoga, meditation and wellness retreats: the restaurant as the main hall (already used for yoga), cabins and therapy spaces in the forest, viewpoints for sunrise and sunset practice. International clientele on weekly programmes, with high group occupancy.
C · Luxury residences with hotel management
Hillside villas with panoramic views, sold or leased and operated by the lodge (serviced-residence model): each villa owner enjoys the restaurant, docks, boats and staff, and the lodge adds high-end inventory without investing in every unit itself.
D · Private estate with guest lodge
A family or corporate hideaway: main residence at the viewpoint, guest bungalows, private restaurant and bar, own nautical base. Mixed-use alternative: private by season and high-end rental the rest of the year.
Competitive advantages of the asset
Income from day one
Operating lodge with 12 rooms, restaurant and bar: not a plot of land, a business.
Buildable concession
The ability to grow over the water is scarce and highly valued in Bocas del Toro.
Full autonomy
Generator, solar, well and rainwater harvesting: operation independent of public networks.
Unique position
A point with sea on three sides, sunrise and sunset, sheltered lagoon waters.
Total price: mainland, marine concession, buildings and infrastructure · Operating business · clean title · buildable concession
